Buying Property in Te Anau

From a first home to a holiday retreat, a section or a lifestyle property, buying in Te Anau starts with understanding what you need and asking the right questions. Our local team can help you explore available properties and guide you through the sales process.

Decide what matters to you

Think about location, budget, the way you will use the property, access, heating, outdoor space and the work you are prepared to take on. If the property is a holiday home, consider how it will be cared for when you are away. Make a list of essentials and the features where you can be flexible.

Arrange finance and professional advice

Talk with your lender or financial adviser about borrowing, deposits, insurance and the other costs of buying and ownership. Engage a lawyer or conveyancer early so you have someone to explain the title, documents, offer and conditions before you commit.

Explore and inspect properties

Browse properties for sale and check the advertised viewing arrangements. At an open home or private viewing, consider the layout, condition and features, and ask the salesperson about information available for the property. A viewing is a starting point, not a substitute for your own investigations.

Do your due diligence

Depending on the property, you may want to investigate council information and consents, the title and boundaries, insurance, building condition, access, services, drainage, hazards and any restrictions or covenants. A section, lifestyle block or property with an existing tenancy can raise additional questions. Ask your lawyer and appropriately qualified specialists what is relevant before deciding whether to proceed.

Understand the method of sale

Properties may be marketed with a price, by negotiation, deadline sale, tender or auction. The process and the opportunity to include conditions vary. Read our guide to methods of sale and ask the salesperson to explain the particular campaign. Seek legal advice before signing an offer or bidding.

Make an offer and plan for settlement

Discuss the sale and purchase agreement with your lawyer, including any finance, due diligence or other conditions, the deposit and settlement date. If an offer is accepted, keep track of the conditions and deadlines with your advisers. Once the agreement is unconditional, prepare for insurance, services, moving and settlement with your lawyer.
