Healthy Homes and Landlord Responsibilities

A safe, warm and well-maintained home matters to tenants and helps owners protect their property. As a landlord, it is important to understand the requirements that apply to your home and keep evidence of the work completed. Penny Shanks can discuss your Te Anau property and its management with you.

What are the healthy homes standards?

The standards cover five areas: heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. Tenancy Services says rental properties must meet the standards unless an applicable exemption applies. Requirements are detailed and depend on the property, so use the current healthy homes guidance for landlords and seek qualified help with assessment and installation.

Heating and insulation

Check that the main living room has acceptable fixed heating with the capacity required for the space. Check the type, condition and coverage of ceiling and underfloor insulation against the current standards, including any applicable exemptions. Keep assessment and installation documents.

Ventilation, moisture and draughts

Inspect opening windows and doors, kitchen and bathroom extraction, drainage, gutters and downpipes. Consider subfloor moisture where relevant and address unreasonable gaps that cause draughts. If a tenant reports dampness or mould, investigate possible property defects as well as how the home is being used; the right remedy depends on the cause.

Smoke alarms, repairs and safety

Check the current smoke alarm requirements and make sure maintenance and safety concerns are addressed. Consider whether specialist advice is needed about electrical work, building condition, asbestos, natural hazards or lawful use of the dwelling. Use appropriately qualified professionals for assessments and work.

Statements and records

Tenancy Services sets out when a signed healthy homes compliance statement must accompany a tenancy agreement and what information it must contain. Keep records that demonstrate compliance, including assessments, invoices and installation details, and check the current compliance statement guidance. Continue to maintain the property after work is completed.
