Pets are part of the family for many tenants, and owners may have questions about their property, neighbours and responsibilities. A clear conversation and written records can help everyone understand the arrangements. Penny Shanks can discuss your Te Anau rental property with you.
New Zealand’s pet rules changed on 1 December 2025. In general, a tenant wanting to start keeping a pet on or after that date must request consent unless the tenancy agreement already allows it. A landlord can decline a request only on reasonable grounds and may impose reasonable conditions when granting consent. Different rules can apply to pets lawfully kept before the change. Read the current Tenancy Services guidance on pets for the details and exceptions.
Relevant practical matters may include the type and number of animals, fencing, outdoor space, care arrangements, potential nuisance and any applicable body corporate rules. Discuss any concerns openly and make sure decisions reflect the actual circumstances and current law, rather than assuming the same answer fits every property.
Keep a clear record of the request, decision and any agreed conditions. If a pet bond is being considered, check the current rules about when it can be charged, the amount, lodgement and refunds. Disability assist dogs have different rules; consult Tenancy Services rather than treating them as ordinary pets.
Discuss how pet-related damage, maintenance and any concerns will be reported and addressed. Tenancy Services explains the applicable responsibilities and the distinction between damage and fair wear and tear. Owners should also ask their insurer whether any policy conditions apply.
