Choosing a Method of Sale

The way your property is offered for sale shapes how buyers make offers and how you consider them. The right choice depends on your home, your timing, the market and what matters most to you. Our Te Anau sales team can explain the options and recommend a strategy for your property.

Advertised price

A property marketed with an asking price gives buyers a clear starting point. Buyers may offer the asking price, more or less, and may include conditions. Discuss the evidence behind the proposed price, how buyer feedback will be reported and when the strategy should be reviewed.

Sale by negotiation

Negotiation gives buyers an opportunity to make written offers, which may include conditions. You can consider the price, settlement date and conditions together. Ask your salesperson how interested buyers will be kept informed and how offers will be presented.

Deadline sale

A deadline sale markets the property for a set period with an advertised end date. Buyers submit offers and may include conditions. The campaign terms matter, including whether the property can be sold before the deadline, so ask your salesperson to explain the process and how offers will be handled.

Auction

An auction is a public sale process with a reserve price set by the seller. Buyers need to understand the auction terms and complete their investigations and finance arrangements beforehand. If the reserve is met and the property sells under the auction conditions, the successful buyer is committed to the purchase. Ask about the campaign, costs, reserve and what happens if the property does not sell at auction.

Tender

In a tender, buyers submit written offers by a stated deadline under the tender documents. Offers can include conditions. The documents set out how and when offers may be considered, including whether an earlier sale is possible. Ask your salesperson and lawyer to explain the specific terms.

Compare more than the headline price

An offer’s conditions, deposit, settlement date and the buyer’s ability to complete can all matter. Seek independent legal advice before signing an agency agreement or sale and purchase agreement. For an independent explanation of each process, see Settled.govt.nz’s guide to methods of sale.
