Marketing Your Property in Te Anau

Every property has a story, and a good campaign helps the right buyers see what makes it worth exploring. Whether you are selling a home in town, a lakeside property or a lifestyle block, your salesperson can help you develop a plan around your property, your timing and your budget.

Start with the people you want to reach

Different properties appeal to different buyers. Together, consider the features that matter most: location, layout, land, access, outdoor living, potential or proximity to local amenities. Ask your salesperson who may be interested, what information they will need and how the proposed campaign will reach them.

Present the property at its best

Walk through the home and grounds with your salesperson before photography or viewings. Discuss presentation, lighting, access and any small repairs that might help buyers understand the property. You do not have to undertake every suggested improvement; weigh the likely benefit against cost and time. See our guide to preparing your property for sale.

Photography and a useful property story

Images and descriptions should show the property clearly and accurately. Discuss which rooms, outdoor spaces and features to highlight, and what buyers will need to know about land, services or improvements. For a tenanted home, permission and privacy must be considered before photography and access: see selling a tenanted property.

Choose the channels and campaign

Ask your salesperson to explain the proposed advertising, where the property will appear, the intended audience, the campaign schedule and the cost of each component. Digital listings, social channels, signage, print and direct conversations may all have a role depending on your property and the agreed campaign. Check what is included and approve the budget before committing.

Viewings, enquiry and feedback

Open homes and private appointments give buyers a chance to experience a property. Discuss access, security and how your salesperson will follow up. Agree how often you will receive updates, what enquiry and buyer feedback will be shared, and when you will review the campaign together. Feedback can help inform decisions, but individual comments are not a valuation or a guarantee of the outcome.

Connect marketing with your method of sale

The campaign should make the method, important dates and next steps clear to buyers. Auction, deadline sale, negotiation and an advertised price work differently. Read about choosing a method of sale and discuss which approach fits your circumstances.
