During Your Tenancy

A successful tenancy works best when everyone knows how to communicate and what to do when something changes. Keep your tenancy agreement and contact details handy, and talk to the property management team early if you have a question or notice an issue.

Contacting your property manager

For questions about your Te Anau rental, call Ray White Te Anau on 03 249 8989 or contact Penny Shanks. Your tenancy documents may identify the preferred contact method for your property. If an emergency presents an immediate danger, contact emergency services first.

Reporting maintenance

Let your property manager know promptly when something needs attention. Explain what has happened, when you noticed it and whether it is affecting your use of the home. Photographs can help where appropriate. Ask how urgent issues should be reported outside office hours rather than assuming that a general enquiry form is monitored immediately. Your manager can discuss the next steps and any access arrangements.

Inspections and access

Routine inspections are an opportunity to discuss the condition of the home and raise maintenance concerns. Landlords and tenants have rights and responsibilities about entry, notice and privacy; the details depend on the reason for access. See Tenancy Services guidance on access and contact your manager if an arrangement is unclear.

Rent and changes in circumstances

Keep track of your rent payments and contact your manager promptly if you have a question or are having difficulty paying. If household members or your circumstances change, discuss the proposed change before assuming it is permitted. Your agreement and current tenancy law determine the process.

Pets and changes to the property

Discuss a request for a pet or a proposed alteration with your property manager before making a change. The rules depend on the request and current law; check the latest Tenancy Services guidance and record any agreement and conditions in writing.

Keeping the home healthy

Regular ventilation and reporting leaks or persistent dampness can help protect the home. Some problems arise from building defects or other causes that need investigation; contact your manager rather than assuming the cause. Read our healthy homes information and current Tenancy Services guidance.

When you are ready to move

Check the terms of your tenancy and current notice requirements before giving notice. Our guide to moving out and your bond covers preparation, the final inspection and the refund process. For the wider journey, see your tenant journey.

For a non-urgent question, call our office or use the form below. This page is general information; current tenancy law and your individual circumstances matter.
