Open Homes and Buying at Auction

Visiting a property and understanding how it will be sold are important steps in deciding whether it is right for you. Our Te Anau team can explain the campaign for a particular property and help you arrange a viewing.

Preparing for an open home

Check the advertised time and address, and contact the salesperson if you need another viewing option or have accessibility questions. Bring a list of your priorities and allow time to look beyond the first impression. Ask what is included in the sale and note anything you would like your adviser to investigate. See upcoming open homes.

Questions to ask

Ask about the sale method and important dates, available property information and any known matters relevant to the home. Depending on the property, you may want to investigate building work and consents, title, access, services, insurance or shared arrangements. A salesperson can provide information; your lawyer, building inspector and other specialists can help you decide what checks are appropriate.

Considering an auction?

An auction is conducted under its stated terms and conditions. If you are interested, ask the salesperson for the auction documents and discuss them with your lawyer. Arrange finance and the due diligence you need before bidding; an auction purchase is generally unconditional when the hammer falls. Do not rely on a particular outcome or assume you can add conditions after a successful bid.

Before auction day

Confirm the time, location and registration requirements with the salesperson. Agree your maximum budget with your lender and advisers, including the deposit and settlement arrangements, and be clear about who will bid. Ask what happens if the property sells before auction or is passed in. If you cannot attend, discuss the available arrangements with the salesperson and your lawyer in advance.
