Changing Property Managers

Your property manager should give you confidence that your investment is being cared for and that you know what is happening. If you are considering a change, Penny Shanks and the Ray White Te Anau team can talk through your property, your experience and the service you are looking for.

Why review your management arrangements?

Owners’ needs change. You may want clearer communication, a better understanding of maintenance and reporting, support with an expanding portfolio or simply a local conversation about how your property is being managed. Reviewing your arrangements gives you the chance to ask questions and decide what matters most to you.

What to ask a prospective property manager

Discuss the services included, management and letting fees, how rent is handled, how inspections and maintenance are arranged, and how you receive information. Ask who your day-to-day contact will be and how you can make decisions about repairs. You should feel comfortable that the service and agreement are right for your property.

Check your existing agreement

Before making a change, review your current management agreement. Notice periods, fees and other obligations depend on its terms. If anything is unclear, seek independent advice. A change of manager is different from ending a tenancy: ask the people involved how the existing tenancy and communication with your tenants will be handled.

Planning the transition

Talk with our team about your preferred timing and the information needed for a smooth handover. Depending on your circumstances, this may include the tenancy agreement, condition and inspection records, rent and bond details, keys, maintenance history, insurance information and relevant compliance documents. We can discuss the steps and responsibilities with you before you decide how to proceed.

Keep tenants informed

Clear communication helps tenants understand who to contact, how maintenance should be reported and whether any payment arrangements have changed. The right process depends on the management arrangements and tenancy, so discuss the practical details with your manager and consult current Tenancy Services guidance where relevant.
